- Hire a professional photographer to make your home look as good as possible
- Submit your home to the Southern California Multiple Listing Service (SoCalMLS)
- Develop a list of features of your home for the Brokers to use with their potential buyers
- Put a sign in the yard
- Price your home competitively…to open the market vs. narrowing the market
- Place your home on hundreds of websites such as Google, Realtor.com, Yahoo Real Estate, Zillow, Redfin, and many others
- Promote your home at the company sales meetings
- Contact the top agents in the marketplace for their potential buyers, and contact buyers themselves through reverse prospecting.
- Contact 20–30 people in your marketplace per day about your home with the goal of finding a qualified buyer
- Contact over the next seven days: my buyer leads, the center of influence and past clients for their referrals and prospective buyers
- Constantly update you as to any changes in the marketplace
- Whenever possible pre-qualify the prospective buyers
- Keep you aware of the various methods of financing that a buyer might want to use
- Suggest and advise as to any changes you may want to make in your property to make it more salable
- Follow up on every agent and buyer that shows your home…for feedback and response
- Represent you on all offer presentations… to assist you in negotiating the best possible price and terms
- Handle all the follow-up on a contract being accepted…all mortgage, title, and other closing procedure
